Heating and plumbing plans Material quantity lists Note: While the plans which we offer for sale have been previously used to build the houses shown, a local architect or engineer must be consulted to insure local code compliance and proper foundation design for local soil conditions. Square Footage Estimates: The "heated" square footage estimate provided on the small-scale plan does not include garage, porches, decks, bonus spaces, storage areas, or the basement level. We recommend that your local builder verify all of the plan's dimensions and square footage calculations, remembering to take into consideration any modifications or additions. After you order the plans, you may want to get estimates from at least two contractors for comparison. The contractor should provide the material quantity lists, and these costs may vary dramatically depending on choice of materials, availability of materials within an area, labor costs, choice of finishes, and degree of detail. Reverse Plans: Sometimes, to better site a house, it is necessary for builders to use a reverse set of plans (often called a mirror reverse or flopped set). The lettering and dimensions will appear backward on the reverse set. If your builder needs a reverse set, order one reverse and the rest standard sets of plans. For one reverse set in a five-set package, add $30 to the initial price. Building Codes: Our plans are designed to meet the requirements of the Standard Building Code, but because of varying interpretations and the fact that codes often change, we cannot warrant compliance with any of the specific building codes and ordinances. Your local builder should also verify that it is suitable for your particular site, including any subdivision restrictions. Some changes and material substitutions may be necessary if your plans are to meet the local requirements. We cannot be responsible for the assistance you receive from the individuals that you select to build your home. |
